Ownership Records
For taxation purposes, "property ownership" may take various forms, including: |
owner registered at the Land Title Office for privately owned property |
owner of a manufactured home |
holder of a registered life estate |
holder of the last registered agreement for sale and purchase |
holder or occupier of Crown-owned land, such as through a Crown lease, licence, permit, right of way or easement |
holder of a registered 99-year lease |
property held in simple occupation
Owners are responsible for ensuring property ownership records are correct. Property assessments and Rural Property Tax notices are sent to the last known address of the owner on record.
If you have changed your name, or if the name on your tax notice is spelled incorrectly, please contact the Land Title Office in your area, or the Manufactured Home Registry if you live in a manufactured home. The Surveyor of Taxes is not able to change the ownership records on your tax account.
Purchasing a Property
If you are buying or otherwise acquiring ownership to a rural property - or considering it - there are several important property tax considerations.
Your ownership and address information must be registered at the Land Title Office, Manufactured Home Registry, or at the Integrated Land Management Bureau. The Surveyor of Taxes office receives new owner information through data exchanges with these agencies. It is your responsibility to ensure these agencies have your current and correct information.
All tax liabilities remain with the property. This means you are responsible for any unpaid taxes or utility charges on the property at the time of purchase. Please contact the Regional District for current year outstanding utilities. Also, your eligibility for the Home Owner Grant may be affected in the year of purchase.
Finally, Property Transfer Tax applies to most transfers of property ownership.
